This topic concerns predominantly landed residential guidelines.

The recent JPBD ver 3.0 has made relaxation on open space requirement for development below 5 acres. They now require less open space hence increasing the net sellable land.

Personally, I didnt have a problem with the earlier open space requirement.

Oh well, lets discuss further

This topic specifically to discuss the challenges in planning townships involving land use, allocation of space for utilities and amenities. Over the years, the net sellable land area on any given township has become lesser due to conditions for open space, MASMA etc.
