Gated and guarded communities are a common sight, especially in the more affluent neighbourhoods, with their impressive guardhouses, automated boom gates, closed-circuit TVs and card access for residents.

This form of security-driven strata-titled landed residences are usually run by joint management bodies (JMBs) or management corporations which are governed by both the Strata Titles Act 1985 and the Strata Management Act 2013.

But what about existing housing estates which were not meant as such but have become “guarded” and sometimes even “gated”, with guardhouses, fences, boom gates and access cards?
